Whether
you rent your beach home through a service like VRBO, loan it to
friends and relatives occasionally or never rent it, we keep an
experienced eye on your valuable investment and help you solve all the
problems associated with being an out of town owner or a part-time
local resident. We can design a custom service package to fit
your individual needs, or you can choose a standard weekly service. 30A
Home Services will also serve as a contact for local authorities and
will arrange emergency repairs per your instructions. Standard
service packages include the following: Remove
trash, fliers, phone books, etc. Identify
any potential drainage or moisture problems, irrigation or landscaping
issues, leaky hoses or outside shower, freeze-susceptible outdoor
plumbing, trip and fall hazards, exterior mold and dirt, etc.
Tip:
Leaky hoses and outside showers can cost big money in water bills. Visually
inspect pool and contact pool service if needed. Security
check - doors, windows, security system, pool enclosure. Lubricate
door locks and slider tracks. Tip:
Salt air and high coastal humidity quickly gum up locks. Comprehensive
indoor inspection and maintenance. Thermostat
settings, monthly filter change. Twice
yearly fresh batteries in smoke detectors. Check fire
extinguisher. Plumbing
- flush commodes, run faucets both hot and cold, check refrigerator,
ice maker, hot water heater. Run dishwasher periodically, check
operation of washer and dryer. Tip:
Burst washer hoses are a common cause of disastrous flooding.
Homeowners should replace
old hoses with braided stainless steel hoses, replace all hoses every
three to five years, and turn off the water to the washer when the home
is unoccupied. Check
circuit breakers and timers, light fixtures, replace bulbs as needed. Inspect for
pest invasions. Check for
visible mold or moisture and/or odors. Tip:
Moisture and mold problems common in beach houses can often be detected
by an odor that your guests might not report to you. These problems can
start from cracked stucco, leaking windows and doors, design flaws,
tropical storms, etc. Emailed report with digital photos if
appropriate. Additional
available services (reasonable trip/hourly charge applies) include
scheduling and overseeing annual heat/a/c unit inspection and cleaning,
tropical storm preparation, opening the home for repairpersons,
insurance inspectors, etc. We also offer a variety of useful services
